Pricing FAQ

When do I start paying management fees?

Management fees are only charged when a tenant is in place and rent is being collected. No tenant = no management fees.

What does the leasing fee cover?

The leasing fee covers property marketing, showing coordination, application processing, tenant screening (background, credit, income, rental history), lease preparation, and move-in coordination.

Are there any setup or onboarding fees?

No. There are no setup fees, onboarding fees, or activation fees. The only upfront cost is a one-time $500 owner reserve (see below). You only pay management fees once a tenant is placed and paying rent.

What is the $500 owner reserve?

The owner reserve is a refundable maintenance float - not a fee. It's held on your behalf so we can respond immediately to emergency repairs (broken water heater, AC failure, plumbing issues) without delay. Every dollar spent is documented in your monthly statement. Any unused balance is returned in full at the end of the management agreement. Think of it as your property's emergency fund.

What if I'm unhappy with the service?

Our 100% Satisfaction Guarantee means you can cancel with just 30 days written notice. No penalties, no cancellation fees.

How do maintenance costs work?

Maintenance costs are passed through at cost. We maintain a network of vetted vendors with competitive rates. All work over $500 requires owner approval unless it's an emergency.
