Qualifying income from all adult applicants is combined. Only income supported by current, verified documentation is included in the calculation.

What your household needs to qualify
These criteria apply to the household as a whole unless a requirement specifically says every adult applicant must complete it.
Credit review
The credit profile of each adult applicant is reviewed as part of the household application.
Credit is considered together with the household’s verified income and completed screening. We do not publish a minimum credit score.
Income documentation
Each adult applicant must provide current documentation for every income source being considered.
Employment income generally requires the most recent 30 days of pay records or the required consecutive payroll cycles. Current benefit, pension, child-support, voucher, and other recurring-income documents may also be reviewed.
Identity and screening
Every adult applicant must complete identity verification and the required screening process.
Applications remain incomplete until HomeScoutz can verify the identity and screening report for each adult applicant.
Prepare your documents
Income evidence we can review
Documents must be readable, current, and verifiable. HomeScoutz may request additional information when dates or income sources are incomplete.
Employment
Recent pay statements showing the employer, gross pay, pay date, and pay-period dates.
Benefits
Current Social Security, disability, pension, or other recurring-benefit documentation.
Support income
Current documentation for court-ordered child support or other qualifying recurring support.
Housing assistance
Current voucher or assistance documentation showing the qualifying monthly amount.

Applicants receive a written approval, conditional approval, request for information, or denial.
A few important notes
Incomplete or unverifiable information can delay a decision. Providing false, altered, or misleading information may affect application eligibility.
Property-specific terms—including rent, deposit, occupancy, pet rules, utilities, and association requirements—are shown with the applicable listing or communicated before lease signing.
